What is an asbestos demolition survey? It’s the fully intrusive, fully destructive survey you need before you can safely begin demolition works. The aim is to pin down, as far as possible, the presence and extent of asbestos containing materials (ACMs) in the building, or in the area to be demolished. You use the resulting report to support a safe removal planning process, ensuring all the materials containing asbestos are removed before demolition starts.

Stage 1 – Gathering essential insight

Before beginning our physical pre demolition asbestos survey we will gather as much information as possible to support an accurate desk top study. The most important thing of all, if you’re not demolishing the entire building, is to establish exactly which parts of it will be demolished.

We will ask about the age of the building, the size, and request any drawings you can provide, plus previous asbestos related data and anything else relevant. Sometimes there’s very little, but we can manage. For complex sites and surveys we like to carry out a site visit to support our desk top study.

Because the survey is fully intrusive and destructive, the building or area has to be unoccupied while we survey it, and shouldn’t be re-occupied afterwards for safety’s sake.

We record all the information electronically on-site using our bespoke in-house software, ZAMPA. If there are no site drawings available, we can do them for you. Then we send the information straight to our offices for expert completion and review.

Stage 2 – Analysing your samples in our UKAS accredited lab

Once the survey is finalised we analyse your samples in our in-house UKAS accredited laboratory. Then we create a detailed report including the sample analysis results. We review everything, then authorise and send it to you as a .pdf. We also have an online portal for our clients, where all your information is stored with easy access.

Do I need an asbestos survey? What does the law say?

If you own or manage a non-domestic building built before 2000, it falls under Regulation 4 (duty to manage) of The Control of Asbestos Regulations 2012. This means you must manage your asbestos, primarily via an asbestos management survey. You should carry out a pre-demolition asbestos survey before beginning the demolition works, and remove all the ACMs beforehand as well.

How long does an asbestos demolition survey take?

It depends on various factors including the building size, the extent of the works, and the date it was built. Once we’ve gathered all the relevant information, we will give you an accurate timescale.

Will the building be safe to occupy after a demolition survey?

Because the survey is fully intrusive and destructive, the building should not be occupied afterwards.

Who deals with the asbestos removal?

Asbestos removal must be carried out by trained professionals. If the asbestos is a friable material, which crumbles easily, the removal is usually licensed. This means you need an asbestos removal company that holds a licence issued by The Health and Safety Executive.
