About our asbestos refurbishment and demolition survey service

A management survey, whether it’s an asbestos survey for commercial property or a residential asbestos survey, is usually visual and non-intrusive. The aim is to identify, as well as we can, the presence and extent of asbestos containing materials or ACMs. As the duty holder it forms a vital part of your responsibilities. The report helps you to prioritise remedial work.

Our survey is designed to find ACMs that could be damaged or disturbed by normal activities, by foreseeable maintenance, or when installing new equipment. This can involve minor intrusions and minor controlled asbestos disturbance as we take samples and assess the materials, which can release asbestos fibres into the air.

About residential asbestos testing for home buyers

This vital report is carried out before you buy your new home, arranged by you or through the estate agent or seller. First we gather as much in-depth information we can about the building’s age, size, specifications/drawings, previous asbestos related data and more. This means we can do an accurate desk top study before the survey itself. We’re used to dealing with limited information, in which case we simply make the necessary assessments when we visit.

The survey can safely be carried out in occupied buildings. All we need is a clear area to work in for a short time while we survey the property.

Your report

We record the information electronically before sending it to our own clever bespoke software, ZAMPA. We can do the site drawings if they’re not available. Then we send everything to the office to be finished off and reviewed. Once the survey itself is finished we’ll analyse your samples in our in-house lab, which is UKAS accredited. Then we compile and upload a detailed report, review it, authorise it and send it to you as a .pdf. You can visit our online client portal to see the information lodged there.

Created in line with HSG264 The Survey Guide, our asbestos refurbishment and demolition survey reports contain all the information you need to manage asbestos containing materials going forwards:

  • Site details

Answers to your asbestos reinspection report queries

What does the law say about residential asbestos surveys?

There is no legal requirement for a survey for domestic properties under the Control of Asbestos Regulations 2012 Regulation 4 – Duty to Manage. But if you’re planning intrusive work it’s always wise to arrange an asbestos survey to protect you, your family, visitors and tradespeople.

What does the law say about residential asbestos surveys?

For non-domestic premises there is a legal requirement to manage asbestos. The starting point is an asbestos management survey.

How long does an asbestos survey take?

It depends entirely on the age and size of the building. Typically, a 3 bedroom house would take no longer than a few hours to carry out a management survey. We will give you an accurate timescale on enquiry.

Will the building be safe to occupy after the asbestos management survey?

Yes. We work to strict regulations and guidance. All disturbances will be fully controlled to minimise the release of airborne fibres. Every sample point will be safely encapsulated. And we will leave the area clean, tidy and safe.
