Important refurbishment demolition survey facts

A refurbishment demolition survey is a fully intrusive survey tailored to the specific refurbishment or upgrade works being carried out. The aim is to do everything we can to find and quantify the asbestos containing materials (ACMs) in the building or area being worked on. It’s essential to have a survey before you begin any intrusive maintenance or repairs, or dismantle any equipment.
The survey must identify and locate any ACMs that could be damaged or disturbed by the works. Our report provides full details about all the materials that need to be removed.

What’s involved in asbestos refurbishment work?

The first step is gathering all the information we can to support the survey itself. We use this to carry out an accurate desk top study before we visit the building.

Most important of all, we need to pin down the details and scope of the refurbishment or upgrade, so we can tailor the survey perfectly to your works. We’ll also need to know the building’s age and size, and see any drawings, previous asbestos related data or other relevant facts. If you don’t have the information, don’t worry. We’ll make a visit to figure things out.

Preparing your premises for our visit

Because it’s fully intrusive, you’ll need to vacate all the relevant working areas while we do the survey.

What we do with our findings

We record all the site data and findings on site using our bespoke in-house software, ZAMPA. We can make site drawings for you if there aren’t any. Once we have everything we need, we send it to the office to be completed and reviewed.

Once the survey is finished we analyse your samples in our in-house UKAS accredited laboratory. We compile and upload the final report, review it, authorise it, and send it to you as a .pdf. You can also view everything on ZAMPA.

Answers to common asbestos refurbishment survey queries

Does the law say I need a refurbishment survey?

If you own or manage a non-domestic building built before the year 2000, the answer is yes. You fall under Regulation 4 (duty to manage) of The Control of Asbestos Regulations 2012, which means you have to manage asbestos safely, primarily via an asbestos management survey. The law also says you should have a refurbishment demolition survey before doing any kind of intrusive work. All the ACMs must be removed, and treated if applicable, before work start.

The rules don’t apply to homes, but we strongly recommend you arrange a survey for asbestos refurbishment before you carry out intrusive work, for the safety of everyone who lives in or visits your property.

How long does an asbestos refurbishment survey take?

It depends on the size of the premises, the extent of the work you want to do, and the date the building was built. As soon as we’ve collected all the information we need, we’ll be able to give you an accurate timescale.

Will the building be safe for people after my asbestos refurbishment and demolition survey ?

If the building or area of survey is going to be used after the survey, our team can make good any damage caused when making sure the place is safe. We always take samples with every safety measure in mind, along with all the right control measures.

For extra peace of mind, we’re always happy to carry out a reassurance air test to confirm it’s safe for people to return.

Who handles asbestos removal?

Asbestos removal must be carried out by trained professionals. If the materials are likely to crumble, the removal needs to be licensed. This means you’ll need to find an asbestos removal company licensed by The Health and Safety Executive. Along with carrying out the survey, we can also arrange and manage the removal process for you, ensuring all work is carried out to the best standard.
