What is an asbestos reinspection survey?

An asbestos reinspection report assesses previously identified asbestos containing materials, also called ACMs. It’s crucial for the ongoing management of ACMs in accordance with The Control of Asbestos Regulation 2012. What do the asbestos reinspection regulations say?

According to The Control of Asbestos Regulations, you should inspect the condition of all asbestos containing materials regularly. The frequency is based on the risk and location of the materials but shouldn’t go beyond 12 months.

Why? Because asbestos containing materials can deteriorate thanks to the weather, accidental damage, or just through using the building in the normal way. This means the risk changes, and that’s why it’s so important to reinspect.

Answers to your asbestos reinspection report queries

Do I need an asbestos re-inspection survey?

If you own or manage a non-domestic building built before 2000, you fall under Regulation 4 (duty to manage) of The Control of Asbestos Regulations 2012. This means you have to manage asbestos on the premises using a reliable asbestos management survey as your reference point. But management does not stop there. It’s an ongoing process, which means regular asbestos reinspections are vital.

How long does it take to re-inspect asbestos?

It depends on the amount of asbestos containing materials that need reinspection. The size of the building or site can also play a role. Usually we can reinspect as many as 75 asbestos containing materials a day.

Is the premises safe for people after a reinspection?

Yes. Because our reinspections are non intrusive, usually carried out under normal occupation, the premises should be safe to re-occupy afterwards.

Who deals with the asbestos removal side of things?

Trained professionals are the only people who should remove asbestos. If it’s friable, in other words likely to crumble, the job is normally a licensed task, and your removals company will need to be specially licensed by The Health and Safety Executive.
