Type 1 is a non-destructive assessment of common areas only. Type 2 is Type 1 plus destructive sampling of common areas. Type 3 extends into a sample of individual flats. Type 4 is the most comprehensive, covering common areas and flats with destructive investigation.
Fire Risk Assessments should be reviewed regularly and revised whenever there are significant changes to the premises, its use, or its occupants. For higher-risk residential buildings under the Building Safety Act 2022, more frequent reviews are typically required.
